Top 5 building myths

With an increase in the amount of activity in the market here are some top tips to help you choose a builder.


Myth #1 Thinking house and land packages are exclusive to a particular builders.


Some packages might be exclusive but most lots are not exclusive to a particular builder. You can secure the land and choose a builder.




Myth#2 Thinking the salesperson or the builder has exclusive finance options.


Finance is controlled by banks, not sales reps or builders. Low deposit loans and other incentives like Key start are available to anyone. You can use your finance broker and choose your builder separately based on the best value and quality.





Myth#3 Banks don't like First home-buyers.

The state government supports first homeowners with a grant!!!!

Plus, key start offer low deposit loans. If you qualify, the approval lasts for a specific time frame. You don't need to rush! You have no home to sell, so you are in the best situation possible. Its a great reason to make sure you get a great deal!





Myth#4 Promotions end at the end of the month.

Promotional items are factored into the home price. They have a value and this could be a discount. Signing up for a discount/promotion without knowing the home price first should be avoided at all costs. After all, there's no way to know if the cost of the promotion is added to the cost. Signing up at the end of the month to secure the promotion with no plans or specs is pure madness. You need to have your plans, specs and pricing before you start to negotiate. If the promotion finishes there is just no reason why you cant get a dollar discount to the same value of the promotion.



#5 Sign up by the end of the month to beat the price rise.

The end of month price rise can be a bit of a hoax at times but it can also be real. If the market is in an upward trend for a long period its going to put pressure on pricing. If your builder is price rising after a month of good sales it's probably a sign they cant deliver on the time to get the job to site. If they are hiring new staff its going to get worse before it gets better. It takes time to train new staff so you need to decide if this is in your best interest. If your going to do this make sure you have all your plans and pricing fixed. Make sure you have no provisional sums and a guarantee the price is fixed. Otherwise its a waste of time. Make sure you are ready!!! Rushing will cost you more time and money than you think your saving.
